The big difference on the coast is salt. Airborne salt from the Southern Ocean is aggressive toward the steel reinforcement inside concrete — if chloride reaches the steel it corrodes, expands and eventually cracks the concrete from within. The defences are well understood: adequate concrete cover over the steel, a quality mix, and sealing the finished surface. We build those defences in from the start on coastal jobs.

The ground adds its own challenge. Coastal soils here are often sandy over limestone, with a water table that sits close to the surface near the shore. Sand needs proper compaction to bear load without settling, and the high water table means moisture management and drainage falls matter more, not less.
